Residential architecture & floor plan design

A home designed around how you actually live.

NuVista Design Studio turns your ideas into buildable floor plans — for new homes, growing families, and additions that make an existing house work the way it should. Real drawings your builder can quote from, not just pretty renderings.

Why homeowners choose NuVista

Most design mistakes aren't about style — they're about a hallway that's too narrow, a kitchen that fights the traffic flow, or a room addition that never quite feels part of the house. That's the problem we actually solve.

Plans a builder can price on day one

Dimensioned, coordinated drawings — not concept sketches that need another six weeks of back-and-forth before anyone can quote them.

Layouts built around your household, not a floor plan book

How you cook, where the kids do homework, where guests end up standing — we design for your routines, not a generic "open concept."

You'll know exactly where your project stands

No disappearing for three weeks between meetings. You'll always know what's been decided and what's next.

Services

Three project types, one design process — from the first sketch to drawings your builder can actually build from.

New home design

From lot and orientation to room-by-room layout, we design the whole home around your budget and how your household actually runs day to day.

Custom floor plans

Need drawings for a builder, a permit application, or your own peace of mind before committing? We produce dimensioned, buildable floor plans from scratch or from your rough ideas.

Additions & second storeys

More bedrooms, a bigger kitchen, an in-law suite — designed to look and feel like it was part of the original build, not bolted on.

Rear & side extensions

Push out instead of up. We design extensions that solve your space problem while respecting your lot, setbacks, and existing structure.

About the studio

NuVista Design Studio is a residential design practice focused on one thing: floor plans and architectural drawings that hold up once construction actually starts.

NuVista Design Studio is led by Pankaj Bhatia, a residential designer with over 20 years of experience shaping homes across two continents. Pankaj holds a Bachelor's degree in Architecture and a Master's degree in Planning from one of India's most respected architecture schools, and has spent the past two decades designing homes and additions for clients across both the United States and Canada — experience that spans a wide range of building codes, climates, and construction practices.

That range shows up in the work: layouts that hold up under real-world construction, not just on paper, and a design process shaped by two decades of seeing what actually works once a family moves in.

Every project starts with the same question: how is this home actually going to be used? From there, we design the layout, then the details — so nothing looks good on paper but falls apart once a contractor starts framing it.

Process

Four stages, no surprises. You'll always know what happens next and what it depends on.

1

Consultation

We walk your property (or plans) and talk through your goals, budget range, and must-haves before anything gets drawn.

2

Concept design

You'll see 2–3 real layout directions to react to — this is where we find what actually fits how you live.

3

Plan refinement

Once a direction is chosen, we dial in dimensions, structure, and the details a contractor will need.

4

Final package

Complete, coordinated drawings — ready for permit submission and builder pricing.
